There is one main reason these houses are so popular, and the market is so overheated: price. Boil down the whole foreclosure game into one word and it is this: cheap. If you want the most bang for your buck in the Austin real estate market, foreclosures are the way to go, which is why the field is so crowded and competitive. And if you want to have any chance of winning the game, it is important to start educating yourself. I hope that's where I come in to the picture.
A "foreclosure" can be any one of a dozen or so kinds of property -- HUDs and REOs (bank-owned homes) being the main two. As the vast majority of HUDs here are not available to investors, most of your choices will come from the REO pool. (Sorry, I do not deal with tax sales and other "courthouse-step" sales, but only those that are offered through the MLS.) Each one of these kinds of home has its own sets of rules, buying strategies, potential pitfalls, etc., that can be confusing to the most seasoned real estate investor, not to mention a "regular Joe" just starting out. That's where I come in.
