My name is Sam Mitchell, Realtor, of Keller Williams Realty in Austin, TX, but my friends call me Hambone. While my alter-ego, Sam Mitchell, is out SELLING houses here in Austin, I am always piggybacking along hoping to BUY the best deals for myself. At last count, I have bought seven houses here in the past couple of years, and have flipped five of them for profit (I need to live somewhere, and I'm holding one long-term because I have the world's greatest tenants in that one). In the past few years, I have flipped 15 properties (and made money on 14 of them), so I've picked up a little bit of knowledge about the house-flipping business along the way -- and I'd like to share what I've learned with you.
I could write a book here, but someone has already done that; it's called "FLIP: How to Find, Fix, and Sell Houses For Profit," by Rick Villani and Clay Davis (you can find it anywhere). This isn't just recommended reading, it's REQUIRED reading for anyone hoping to figure out the flipping game. As the title of FLIP says, FINDING the right house to buy is the first (and the hardest) part of the game -- and that's where Hambone (aka Sam Mitchell) comes in to the picture. To facilitate my own search for those elusive "bargain" properties, I have created Hambone's Bargain Basement. Here's how Hambone's Bargain Basement works: I have taken the entire Austin market area and divided it up into dozens of smaller areas all over town (and on out into the boonies, where obviously there are more bargains). I have crunched the numbers to find the average sales price for each of those areas. Next, I have taken 75 percent of that average sales price and plugged that number in as my main search parameter. Each and every night, my computer searches through the huge database of new listings while I'm asleep, and in the morning presents me with the newest batch of bargains to look over (I've named my computer Rumplestiltskin for its tireless efforts to make me money while I'm asleep). If the house isn't 25 cents off the dollar going in to the deal, I don't even want to hear about it. I will be more than happy to sign you up to the Hambone's Bargain Basement e-mailing list, so you, too, can turn your computer into Rumplestiltskin. I can set you up to receive the entire list (which can be a little intimidating), or I can set you up with just those areas of town you're interested in.
